Welcome to The Yellow Nest AB. By booking a stay through our website or any affiliated platform, you agree to the following terms. Please read them carefully before confirming your reservation.

1. Type of Service

We offer furnished, short-term serviced apartments for temporary stays. These bookings are for accommodation only and do not fall under tenancy law (Jordabalken 12 kap.).

2. Length of Stay

  • Minimum stay: 7 nights

  • Maximum stay: 90 nights

  • Extensions are not guaranteed and depend on availability

  • Rebooking: For repeat stays, a 2-day (48-hour) gap is required. A new reservation must be made.

 

3. Booking & Confirmation

  • A booking is confirmed when you receive a written confirmation by email.

  • Must be at least 18 years old to book.

  • Company bookings may be made by an authorised representative.

 

4. Check-In & Check-Out

  • Check-in: from 14:00

  • Check-out: by 12:00

  • Early or late check-out may be available at a fee and upon request.

 

5. What's Included

All bookings include:

  • Furnished apartment

  • WiFi

  • Utilities (electricity, heating, water)

  • Amenities (towels, clening supplies, washing maschine)

  • Weekly cleaning

6. Guest Responsibilities

  • No smoking, pets, or parties

  • No unregistered guests overnight

  • Respect property, neighbors, and community rules

  • You are liable for damages or excessive cleaning

 

7. Payment Terms

 

Private Guests (B2C):

  • Full prepayment required at booking

  • Payment via secure card or payment link

 

Corporate Clients (B2B):

  • Invoicing available to pre-approved companies

  • Payment due within 10 days

  • Late fees may apply per Swedish Interest Act

 

8. Cancellation Policy

  • Free cancellation up to 30 days before arrival

  • 50% refund if cancelled 15–29 days before arrival

  • No refund if cancelled 14 days or less

No refund for no-shows or early departures.
Force majeure exceptions may apply at our discretion.

 

9. Security Deposit

A refundable deposit is required before check-in:

Stay Length - Deposit (SEK)

7–13 nights:    1,500 kr

14–29 nights:  2,500 kr

30–90 nights:  4,000 kr - 8,000kr

Deposits are released within 7 days after departure if no damage or violations occur.

 

10. House Rules

  • Quiet hours: 22:00–07:00

  • No disruptive behavior

  • Breach of house rules may result in termination without refund

 

11. Liability

We are not liable for:

  • Guest injuries, losses, or theft

  • Service outages beyond our control (WiFi, electricity, noise, etc.)

 

12. Privacy & Data Protection

We process your personal data in line with GDPR.

13. Governing Law & Dispute Resolution

  • Swedish law governs this agreement

  • Private guests may turn to ARN (Allmänna reklamationsnämnden)

  • Company disputes handled by Malmö District Court unless otherwise agreed
